Question 2. How many dwellings are being developed in Outeniquasbosch in total?

Question 3. Give more details about the intended school.

9.3ha by Outeniquasbosch’s entrance gate has already been approved and zoned with development rights for both primary and secondary schools, as well as pre-primary. Our aim is to finish construction in 2024 and open our doors in January 2025.

Question 4. What shops are we envisaged at the entrance gate?

The idea has been from the beginning to focus on convenience retail, shopping that will complement the traffic and accompanying feet that comes with Outeniquasbosch residents and would be generated by the Outeniquasbosch school.

Question 5. Are residents allowed to go offroad 4×4 driving on Outeniquasbosch Wildlife Village?

Licensed drivers may only drive on designated roads with licensed vehicles. Deeper in the “veld” areas will remain reserved for jogging, cycling, etc. (non motorized).

Question 6. What does the ‘75% green’ mean?

Only 25% of the total Outeniquasbosch surface will be developed, so that means 75% remains green and serves as habitat for our wildlife.

Question 7. What is the current Security situation in Outeniquasbosch?

Outeniquasbosch is fenced off with a 2.7m game fence which is being upgraded in stages to an electric fence. We already have 24/7 boomed off access control by our gatehouse. We have a sophisticated security camera system, including two 40x zoom ptz cameras that patrol the green strips and fences and we also fitted a license plate recognition camera that is registered on the NAVIC data base which means we get alerted as soon as any suspicious vehicle move into our area. Security cameras are being monitored off site.

Question 8. Give more details about the hotel/restaurant/resort part?

Outeniquasbosch Wildlife Village boasts a 7.6ha resort zoning on our northern border against the beautiful Klein-Brak estuary. The planning is to develop a restaurant and a conference facility there, together with a boutique hotel in the final stage of the development.

Question 9. What does the clubhouse that is indicated on the map at phase 10 involve?

The clubhouse development is planned to align with the estate’s growth, meaning it will be initiated once more homes are occupied and the community is more established. Additionally, it is crucial for the developer to assess the impact and offerings of other similar amenities planned in the area, such as the Garden Walk Mall, before making final decisions. This approach ensures that the estate does not duplicate amenities that will already be available nearby and instead introduces facilities that truly complement the area.

The Outeniquasbosch Clubhouse’s zoning includes a wide range of possibilities, such as a fitness center and/or a juice bar for instance. While this is an exciting component of the estate’s future amenities, the developer has not yet established exactly what will finally be developed there.

Question 10. Explain more about the mandatory fire fighting that comes with every home?

Outeniquasbosch Architectural Design Manuel prescribes that every house must install sprinklers around its borders that can protect us in the unwanted event of a wildfire. The network is being fed from Outeniquasbosch’s irrigation dam, in other words it has an alternative water supply and therefore, even in extreme wildfire conditions we will still be able to do effective fire fighting in Outeniquasbosch’s residential clusters.

Question 11. Street names in the Estate come from the theme of?

It’s named after the Magnificent Seven elephant bulls of the Kruger National Park.

Question 12. Name the 10 species of wildlife roaming freely on Outeniquasbosch?

Zebra, Giraffe, Bontebok, Cape Gray Buck, Bushbuck, Nyala, Kudu, Impala, Waterbuck and Common duiker.

Question 13. What is the pet policy in Outeniquasbosch Wildlife Village?

Residents are permitted to have up to two pets (cats and/or dogs) per household. Pets must be kept either behind a fence or inside the house. Pet owners may walk their pets on the estate, provided they are kept on a leash.

Question 14. Outeniquasbosch Water and Electricity Availability levies explained

As part of the Rules of Establishment from Mossel Bay Municipality, condition was that the Municipality will provide services up to the boundary of the Development, but the Developer and the HOA will take it further into the Development and are responsible for supplying and maintaining of services within the Development.

The following discounts can be seen on your Municipal bill:

  • Electricity availability (with discount)
  • Water availability    (with discount)

The Municipality grants discounts on the Municipal accounts to the Outeniquasbosch Members, so that the HOA can collect the amounts equal to the discount awarded, from the Member and thereafter utilize it for the maintenance of the relevant services within the Development. You will therefore be billed by the HOA for discounts granted.
When occupation is issued on your property, the availability levies fall away and the basic levies starts. Basic levies are billed only by the HOA to the Member and not by the Municipality. Availability is supposed to fall away on the Municipal account immediately, but unfortunately it takes the Municipality around 3-4 months to make the adjustments. Please keep this in mind when you get to that point.
Availability and basic levies therefore is not related to  water and electricity consumption. Water & electricity consumption is read on the meters per erf and billed accordingly each month.
